The Tax Credit & Government Incentives Practice Group has extensive knowledge and experience, on a nationwide basis, with the development and finance of real estate projects utilizing equity generated by various tax credits and government incentives.
Our attorneys have experience with Federal Historic Tax Credits, Federal New Markets Tax Credits, Federal and Missouri Low-Income Housing Tax Credits, as well as a variety of other state and local tax credits and such incentives as tax increment financing, tax abatement, and tax-exempt bonds. These transactions typically involve multiple layers of debt and equity financing and we have the knowledge, skills, and innovative techniques necessary to structure these complicated transactions. In particular, we have widespread experience structuring so-called historic sandwich lease transactions and historic façade easements. Further, our attorneys are involved in HUD-financed development, including such programs as HOPE VI, HUD 202 and 811 capital advances, HUD-insured loans, and HOME and CDBG financing. We represent developers, syndicators, direct investors, equity funds, and lenders doing business in this area.
We also assist clients in matters relating to tax increment financing (TIF), transportation development districts (TDD), enterprize zones, foreign trade zones, real estate tax abatement for community development, community improvement districts (CID), and municipally assisted development and financing. Projects include hotels, office and industrial parks, shopping centers, and residential developments.
